Tampa is a Gulf Coast Florida metro built on tourism, healthcare, finance and the in-migration of retirees and remote workers from the Northeast and Midwest. Like much of Florida it was hit hard in the 2008 housing crash and recovered slowly, then ran up sharply after 2020 as the state's no-income-tax appeal and warm climate pulled in buyers, before the pace eased as rates and insurance costs rose. Prices sit in the mid tier nationally, more affordable than South Florida's Miami market but firmly above where the metro traded before its pandemic-era surge.
