Jacksonville is one of Florida's more affordable major metros, a sprawling port and military city on the northeast coast with a sizable finance and insurance presence. It has long traded well below Miami and the South Florida coast on price per square meter, part of what has drawn relocating buyers and retirees. Like much of Florida it fell hard in the 2008 housing crash and then shared in the strong post-2020 inbound migration that lifted Sun Belt values, before the cooling that followed higher mortgage rates.
