Atlanta home prices (US$/m²): returns since 2012
Atlanta home prices, measured as the typical value per square meter (data: Redfin). This is the value of the property itself — bricks and mortar — not an investor's total return.
It excludes rent received and all costs (closing, property taxes, maintenance, vacancy). Compare it against U.S. inflation (CPI) and the S&P 500 below to see whether Atlanta real estate kept up.
Atlanta is the corporate and transport hub of the Southeast, home to a cluster of large companies, the world's busiest airport and a growing film and tech presence. Its housing market was one of the harder-hit in the 2008 crash, with widespread foreclosures across the metro, and it recovered slowly through the first half of the 2010s. The rebound and post-2020 migration into the Sun Belt then lifted values before higher rates cooled them. Historically more affordable per square meter than the coastal metros, Atlanta's arc shows both that deep downturn and the recovery, which the figures below place against inflation.
